LocationSt Joseph’s Convent lies 1 mile east of York city centre on one of York’s main arterial routes (A1079). The city centre and university are within a 15 minute walk of the site.

The property is bound to the east and west by existing residential to the south by Saint Lawrence’s COE Primary School and to the northern boundary is Lawrence Street which provides access in and out of the city.

Description The Convent of Joseph was founded in 1864 and the buildings were built between 1870-75. The buildings were designed by local architect George Goldie and based on a cloistered quadrangular plan. The Convent is now Grade II listed due to its architectural and historical importance.

The Convent comprises of 3 principle properties being The Lodge, The Extern House and The Quadrangle with Chapel set within 6.3 acres of Brownfield land.

The site is enclosed by a 15ft brick built boundary wall. The site can be accessed in the north western corner which is in front of the Chapel and main entrance to the Extern House and Quadrangle.

The buildings are principally located in the north western area of the site and occupy approximately 1.56 acres. The remaining 4.77 acres are utilised as gardens and orchard which gently rise to the south. To the south west of the site is a small burial ground which will be retained.

Lot 1Lot 1 is of the area outlined in blue and comprises of the Grade II listed buildings being the The Lodge, Externs House and Quadrangle.

The 15ft boundary wall which encloses the site is a predominant feature of Lot 2 and is listed due to the importance of the prayer niches which are built into the wall.

The buildings within Lot 2 are listed due to being within the curtilage of a listed building, however, English Heritage has noted in their listing that they are of low merit.

PlanningThe site has been included within the City of York Local Plan preferred options draft for residential development of approximately 141 units. The 3 principle buildings on site and boundary wall are Grade II listed and the ancillary buildings and walls within the site are listed by way of their curtilage status.

Savills has undertaken a Pre Application for the purpose of redevelopment of the site as residential use or student accommodation. The LPA’s response can be accessed via the data room.

The Pre App noted the importance of any development on site being respectful of its context which is required by the NPPF Section 7. The site is considered to provide an opportunity to develop a unique and desirable development in a peaceful setting.

The LPA has concluded that the site in its entirety is Brownfield land and as such an affordable housing target of 20% would be sought.
