Situé au cœur d’un nouveau quartier à urbaniser, face à un parc arboré dans lequel s’insère un cimetière, le projet a pour enjeu de concilier une vue unique dans un site privilégié tout en maintenant une certaine barrière visuelle vis-à-vis du cimetière. L’édifice, composé de 50 appartements dont les typo-logies varient entre le T1 et le T5, possède une unique entrée situé à l’extrémité Est qui permet l’accès aux divers ascenseurs et cages d’escaliers. L’utilisation de ce système permet non seulement de tirer meilleur profit de la façade Sud mais aussi de surélever le rez-de-chaussée, permettant de maintenir une certaine distance face à la rue.

La cellule d’habitation servant de base à la composi-tion est constitué de l’association de 2 appartements – T3 + T4 – qui s’organisent suivant une division claire entre les espaces de jour – salon et cuisine – orientés au Sud, et les espaces de nuit – orientés au Nord. Les façades de l’édifice traduisent la relation existante entre la composition intérieure et l’environnement extérieur. La façade Sud permet une vision ouverte sur le parc sans exposer le cimetière dont la vue est protégée par un garde-corps, tandis que la façade nord se compose d’ouvertures plus réduites qui tra-duisent le recueil nécessaire à une chambre.

The residential units are the result of the com-bination of 2 apartments which is based on the association of the 2 and 3 bedrooms. The apartments are clearly divided between the “day zone” – living room and kitchen – facing south, and the “night zone” – bedrooms – fa-cing north.

The facades of the building reflect the rela-tionship between the internal composition and the external environment. South facade allows an open view of the park without exposing the cemetery whose view is protected by a guar-drail, while the north facade consists of smaller openings that reflect the necessary privacy in

Located in a future housing estate, facing a park in which is inserted a cemetery, the challenge of the pro-ject is to reconcile a unique view in a privileged place, while maintaining a visual barrier to the cemetery. The building consists of 50 apartments - which types vary between studios and four bedrooms – accessible through a single entrance located at the east side of the building that allows access to the elevators and stairwells.The use of this distribution system not only allows to make better use of the south facade, but also to raise the ground floor, to maintain a visual distance from the street.

La principale caractéristique du site, au-delà de la vue exception-nelle sur le fleuve Douro, est la présence d’un val, situé entre deux collines. Le projet proposé prétend maintenir et renforcer la vue sur le val à partir de la rue de la via Panorâmica situé au nord du site. Le concept du projet correspond ainsi à un objet, un volume, un pont qui non seulement permet la liaison entre les deux collines mais aussi le cadrage de la vue sur le paysage. Le second élément fondamental pour le développement du pro-jet est la présence de l’œuvre de l’architecte Alvaro Siza Vieira. La présence de l’école d’architecture de Porto, qui se distingue par la verticalité de ses tours fût un facteur essentiel à prendre en compte. L’édifice proposé prétend ainsi créer une base hori-zontale en se développent uniquement sous le niveau de la rue afin de ne pas se confronter à l’édifice existant. Le choix de l’acier corten comme revêtement de la façade du volume supérieur prétend créer une accroche au terrain. Tel l’ancre d’un navire échoué, au long des années la végétation se développera sur l’acier ne formant plus qu’un. Le niveau infé-rieur servant de base est quand-à-lui recouvert de pierre granite qui, d’une certaine façon, fait hommage aux murs en pierre exis-tants sur le site sans pour autant les copier.

The main feature of the site, beyond the stunning views of the Douro River, is the presence of a valley between two hills. The proposed project aims to maintain and reinforce the view of the valley from the street via Panorâmica. The project concept cor-responds to an object, a volume, a bridge that not only provides a connection between the two hills but also frames the view over the landscape.The second fundamental element for the development of the project is the presence of the work of architect Alvaro Siza Vieira. The presence of the School of Architecture of Porto, which is dis-tinguished by the verticality of the towers, was a key factor to consider. The proposed building aims to create a horizontal base that develops only below the street level to avoid confront with existing buildings. The choice of corten steel for the facade of the upper volume aims to create a tie to the hills. As the anchor of a wrecked ship, over the years the vegetation will grow on steel becoming only one. The lower level, used as a basis, is covered with granite stone. In some way, is a tribute to the stone walls existing on the site.

Le site, qui possède une grande inclinaison, s’intègre dans une zone résidentielle et est desservi par trois rues fortement mou-vementées. Servant actuellement de parking, le projet prétend non seulement une meilleure définition des rues adjacentes mais également de tirer profit de la vue existante à partir du site. Les deux volumes indépendants qui constituent le projet repo-sent sur un socle qui permet non seulement de résoudre les pro-blèmes liés au dénivelé mais aussi de crée au centre des deux édifices une base stable pour l’homme et ses activités. L’espace central se distancie ainsi des circulations et permet une ample vision sur la vue qui caractérise le site.

Les deux volumes, répondent à un programme d’habitation collective dans les niveaux supérieurs et de bureaux au rez-de-chaussée. L’accès aux habitations est fait pour chacun des édi-fices à travers une unique entrée située à l’angle Ouest de la parcelle qui constitue un point de grande tension d’où nait toute la composition du projet. Pour des raisons économiques la dis-tribution des habitations situées dans les niveaux supérieurs est faite grâce à un système de galerie extérieure qui, concilié à des habitations du type duplex, permet non seulement de réduire la superficie dédiée aux circulations communes mais aussi de per-mettre une plus grande liberté au niveau du rez-de-chaussée.

The site, which has a strong inclination, is part of a residential area and is accessible through three streets. Currently used for parking, the project aims not only a better definition of adjacent streets but also to take advantage of the existing view from the site.The two independent volumes forming the project are based on a level base that not only solve problems arising from the diffe-rence in the level of the streets but also creates between the two buildings a stable base for Men and their activities. The central space protected from traffic allows a large vision of the unique landscape. The upper floors of the two volumes are used for housing and the

ground floor as offices. Access is made for each building through a single entrance at the west corner of the site. For economic reasons the access to the apartments in the upper levels is done through a system of external gallery which, associated to the du-plex apartments, can not only reduce the area dedicated to circu-lation but also allow greater organization at the ground floor.

Situé à l’extrémité ouest de la commune de Saint-Orens de Ga-meville, le site se distingue par sa grande diversité de construc-tions. Les terrains constructibles sont majoritairement des lieux dédiés au stationnement et s’étendent en général sur de grandes superficie, rendant ainsi la majore partie du sol imperméable. Le projet proposé ambitionne ainsi de réduire l’impact hostile de l’automobile sur le site, en créant un maillage d’accès aux édifices au travers de circulations douces, tout en redonnant au site une identité qui lui est propre : son paysage naturel.L’intégration d’une ligne de TRAM, ainsi que la requalification des voiries existantes et la construction d’un silo – situé à l’ouest du centre commercial complémenté par des emplacements de parkings tout au long des voiries principales - permettra ainsi la construction d’ « ilots sans voitures ». L’accès y sera fait de façon douce et de courte distance. Les rues intérieurs des ilots, destinés uniquement aux piétons et aux vélos permettra ainsi la création de liens sociaux.Entre les « ilots sans voitures » et le centre commerciale exis-tant, une nouvelle place publique voit le jour, une place linéaire, un parvis végétalisé. Lieu de convivialité, de jeux et d’activités en plein air, elle est l’occasion de lier deux échelles totalement différentes.

Located at the west side of Saint-Orens de Gameville, the site is characterized by its diversity of constructions. Buildable land is largely devoted to parking places and generally extends over large area, making the major part of soil impermeable.The proposed project aims to reduce the large impact of the automobile on the site, creating access to buildings through the pedestrian traffic while giving back to the site an identity of its own: its natural landscape.The integration of a streetcar line, the rehabilitation of existing roads and the construction of a silo - located at the west side of de shopping center, complemented by parking spaces throughout the main roads allow the development of «no cars-blocks «. The access to buildings will be done slowly and will be short-distance. The interior streets of the blocks intended only to pedestrians and bicycles will enable creation of social connections. Between the «no cars-blocks « and the existing shopping cen-ter, a new square is created, a linear space, a planted courtyard. Le programme de cet équipement – défini par la municipalité - préten-dait en faire un lieu favorisant le développement des liens sociaux et familiaux. Cependant, la limite de superficie intérieure étant fixée à 1300 m2, le projet prétend la création d’un espace extérieur, privé et semi-couvert, favorisant les rencontres et permettant ainsi offrir au pro-gramme un supplément, tout en respectant le milieu urbain dans lequel il s’insère. La solution envisagée est alors la création de deux éléments, l’édifice et une seconde structure légère qui recouvre non seulement l’équipement mais aussi son espace extérieur ouvert au sud et à l’ouest. Cette struc-ture qui dispose de la possibilité de fermer totalement les espaces de l’édifice, est composé poutres et poteaux en acier et est recouvertes de fines lamelles de bois légèrement espacés, qui permettent ainsi créer un filtre solaire et sonore semi-perméable, un seuil, par rapport au milieu urbain dans lequel se trouve cet équipement. Le nouveau centre culturel de Saint Orens de Gameville se distingue alors non pas par une forme détachée de son contexte, mais par une structure, une nouvelle peau pour l’édifice qui lui offre ainsi un espace unique.

The program of this cultural center - defined by the city council – intended to make it a place that facilitated the development of social and family ties. However, being the maximum floor area fixed in 14000 ft2, the pro-ject aims to create an external, private and semi-covered area, facilitating meetings, offering an additional space to the program, while respecting the urban environment in which it fits.

LOCALIZATION

The proposed solution is the creation of two elements, the building and a second light structure which covers not only the cultural center but also the outdoor area open to the south and west side. This structure, which has the ability to completely close the spaces of the building, is made of steel beams and columns and is covered with thin

strips of wood spaced slightly apart, creating a filter for the urban environ-ment in which is located.The new cultural center of Saint-Orens de Gameville is distinguished not by its shape out of context, but by a structure, a new skin for the building that offers a unique space.

Ce mémoire a pour objectif déterminer les relations existan-

tes entre la culture Maghrébine e les appropriations de l’ha-

bité réalisées par les habitants du quartier de Bellefontaine,

à Toulouse – Le Mirail. Possédant une population majoritai-

rement issus des pays d’Afrique du Nord, ce quartier est l’ob-

jet de recompositions, de destructions et de reconstructions

de la culture d’origine des habitants, qui sont facilitées, ou

au contraire difficultées, par les propres éléments qui consti-

tuent cet habitat. Pour répondre à cette question, l’habité a

été divisé en trois échelles d’analyse. La première est l’échelle

du quartier et fait référence à la transformation e aux appro-

priations des rues, des espaces publics etc. La seconde fait

référence aux abords de l’habitation qui correspondent aux

jardins communs aux habitants d’un même édifice, aux halls

d’entrée et aux coursives extérieures. La troisième et dernière

échelle d’analyse correspond à la maison proprement dite, où

l’appropriation atteint sa plus grande ampleur. Cette analyse

a été réalisée au travers de plusieurs méthodes. Des observa-

tions objectives de la réalité, effectuées sur plusieurs jours,

ont permis de comprendre les transformations des diverses

échelles de l’habité en tenant compte de la temporalité. La

participation à plusieurs réunions de quartier a permis d’inter-

roger directement les habitants sur plusieurs thèmes abordés

dans ce travail. La participation à deux sessions de présenta-

tion de projets qui ont réunis habitants, architectes et respon-

sables de la Municipalités ont permis d’entendre les opinions

des habitants et des architectes concernant les projets qui ont

été ou qui seront réalisés à Bellefontaine. L’influence exercée

par les habitants sur les diverses échelles de l’habité - et vi-

ce-versa - se concentrent majoritairement autour des ques-

tions de la sexualisation de l’espace. La culture Maghrébine

dicte des conduites à avoir ainsi que des modes d’utilisation

de l’espace pour chacun des sexes, que les habitants tentent

d’appliquer, et qui se confrontent parfois aux visions des archi-

tectes et urbanistes. Pour eux, une meilleure compréhension

de cette culture permettrait d’introduire dans les projets de

nouveaux éléments qui pourraient améliorer la vie de tous les

habitants.

The purpose of this thesis is to determine relationships between

Maghrebian culture and appropriations of the habitat performed

by residents of Bellefontaine, in Toulouse - Le Mirail. Being the po-

pulation mainly native from countries of North Africa, this neigh-

borhood becomes the scene of recompositions, destructions and

reconstructions of the culture of origin of the inhabitants, which

are fermented or otherwise delayed by the elements that consti-

tute this habitat. To answer this question, the habitat was divided

into three levels of analysis. The first level is related to the neigh-

borhood and refers to the transformation and appropriations of

streets, public spaces etc. The second refers to the outside space,

near buildings. The former level is related to common gardens of

residents living in the same building, entrance lobbies and access

corridors. The third and final level of analysis is the house itself,

where ownership is reached in its greatest extent. This analysis

was conducted through several methods. Objective observations

of reality made over several days helped to understand the trans-

formations of various scales of the habitat through time. Parti-

cipation in several neighborhood meetings allowed to question

directly the inhabitants regarding the subjects of this work. The

participation in two sessions that gathered residents, architects

and managers of the municipalities gived the possibility of hea-

ring the point of views of both residents and architects concerning

the finalized or ongoing projects in Bellefontaine. The influence

exercised by residents in the several levels of the habitat - and

vice versa - is mainly concentrated on the sexualization of space.

The Maghrebian culture dictates rules of conduct and behaviors

inherent to each gender, which are followed by local residents,

and occasionally lead to a confrontation with the idealized vision

of architects and urbanists. To the former, a better understanding

of this culture would introduce new elements to projects, which

could improve the way of living of all residents.
