Structure:Heavy reinforced cement concrete foundation with piles and pile cap / Suitable foundation as per the soil test. RCC frame structure with concrete block partition.
Flooring:Granite / Vitrified tile flooring for the lobby and staircase. A combination of paver tiles, screeding with mortar topping with grooves and landscaping for the exterior. Inside apartments superior quality virtified tiles marbonite / equivalent laminated wooden flooring for the Master Bedroom and anti-skidvirtified tiles Johnson / Asian / equivalent for the balcony and toilets and Johnson / Asian / equivalent glazed tile designer tile concepts for walls.
Kitchen:Kitchen counters with Granite top. Glazed tile paved on walls above Granite top. Stainless Steel Sink single bowl with drain board of make NIRALI / equivalent.
Sanitary & Plumbing:EWC Wall hung with concealed cisterns and semi pedestal washbasin in all toilets with Grohe / Roca equivalent. All sanitary fittings shall be jaguar /equivalent. Provision for hot water connection shall be provided for an overhead shower in each attached bathrooms. Diverters for the Master Bedroom and mixer taps for other Bedroom toilets.
Doors & Window:Front door frame and shutter in teak wood. Melamine finish. Hardwood frame with molded shutter for other doors. Window Shutters: Powder coated aluminum with glazed shutters. MS Safety Grills. Enamel finish. Access to Balcony shall be using powder coated aluminum with glazed fixed / sliding shutters.
Electrical:Concealed three phase writing with ISI marked superior quality PVC insulated copper cables, Modular switches, adequate light points, fan points, 6/16 ampere power plug points controlled by ELCB and MCB. Switches shall be Legrand / MK / equivalent make. Light fixtures shall be provided for the common areas and external areas. Geyser point and exhaust fan point in all toilets inside apartments and kitchen. Split A/C point in Master Bedroom and provision for split AC / in other bedrooms. Power backup will be provided for all common services(elevators, common lighting and water pumps.) For individual apartments backup shall be provided up to a Limiter Switch.
Painting:Oil bound distemper paint shall be applied in the common areas, utility, service areas, Acrylic / Cement based putty with emulsion paint shall be applied inside apartments. Weather shield exterior grade emulsion / texture paint for external walls.
Cables:Provision for cable TV, telephone and internet connection shall be provided in living room and Master Bedroom.

Elevators:Elevators with a safety device as required in the Building rules for passengers with automatic doors of KONE / equivalent automatic rescue device.
Water Supply:Borewell water- supply / Provision for corporation water.
Security:Access control system will locate in the lobby area. Intercom connection to security cabin for all apartments. Video door phone (Optional at additional cost) and CCTV visiting tracking.
Fire Fighting:Fire fighting system fixed with the norms of national building code and fire force.
Car Parking:Covered car parking at extra cost.
